Approximately 33 miles of privately owned gravel roads across Alpine Lakes Ranch
Alpine Lakes Ranch maintains approximately 33 miles of privately owned gravel roads throughout the ranch. These roads are maintained and improved under the direction of the ALRPOA Roads Director and the Board of Directors through a contracted road maintenance provider.
Routine maintenance such as grading, drainage management, and repairs is necessary to keep ranch roads safe and accessible for property owners, residents, and emergency services. Gravel road maintenance can be affected by weather conditions, especially drought, since moisture is needed to properly grade and compact the road surface.
To protect road quality and safety, only the approved ALRPOA road contractor is permitted to cut, trench, grade, or plow ranch roads. Unauthorized work that damages the roads must be repaired by the approved contractor at the property owner's expense.
Contracted Maintenance
All grading, drainage, and repair work is performed by the POA's approved road contractor. Only this contractor may cut, trench, grade, or plow ranch roads.
Snow Removal
Plowing begins after storms when snowfall reaches approximately six inches or more. The crew clears all ranch roads before addressing shared infrastructure such as water tanks and cluster mailboxes.
Unauthorized Work
Unauthorized road work that causes damage must be repaired by the approved contractor at the responsible property owner's expense.
Throughout the winter months, snow removal operations are coordinated by the Roads Director in collaboration with the contracted road crew. Plowing typically begins after storms when snowfall reaches approximately six inches or more, and the crew works to clear all ranch roads before addressing access to shared infrastructure such as water tanks and cluster mailboxes.
Because Alpine Lakes Ranch contains many miles of roadway, complete snow clearing may take many hours depending on storm conditions. Property owners are responsible for clearing their own driveways and should plan accordingly during winter weather events.
