8,600 acres of private mountain ranch community in Southwest Colorado

Our Mission

The Alpine Lakes Ranch Property Owners Association exists to preserve the natural beauty, agricultural heritage, and property values of our 8,600-acre mountain ranch community located approximately 17 miles south of Pagosa Springs, Colorado.

We manage shared POA infrastructure, including private roads and common property, while coordinating with the independent organizations responsible for domestic and irrigation water services. Our goal is to protect the quiet ranch lifestyle that makes Alpine Lakes Ranch a special place to own property.

The POA is governed by a volunteer Board of Directors elected by property owners. The Board meets regularly to manage community affairs, review budgets, and respond to owner concerns.

Roads Committee

Oversees road maintenance, snow removal contracts, and capital improvements to the private road network.

Architectural Review Committee

Reviews building permit applications and ensures compliance with community design standards.

Grazing Committee

Administers grazing leases that preserve the agricultural tax status of the Ranch.

Manages irrigation water rights, ditch shares, reservoirs, and related water infrastructure. The Ditch Company is governed by its own Board of Directors elected by shareholders.
