The Alpine Lakes Ranch Property Owners Association exists to preserve the natural beauty, agricultural heritage, and property values of our 8,600-acre mountain ranch community located approximately 17 miles south of Pagosa Springs, Colorado.
We manage shared infrastructure — roads, water systems, and open space — while maintaining the grazing leases that preserve our agricultural tax status. Our goal is to protect the quiet ranch lifestyle that makes Alpine Lakes Ranch a special place to own property.
The POA is governed by a volunteer Board of Directors elected by property owners. The Board meets regularly to manage community affairs, review budgets, and respond to owner concerns.

Roads Committee
Oversees road maintenance, snow removal contracts, and capital improvements to the private road network.
Water Committee (WATCO)
Manages shared water infrastructure, well maintenance, and water service agreements for participating owners.
Architectural Review Committee
Reviews building permit applications and ensures compliance with community design standards.
Grazing Committee
Administers grazing leases that preserve the agricultural tax status of the Ranch.
Ditch & Reservoir Committee
Manages the Alpine Lakes Ditch & Reservoir Company water rights and infrastructure.
