About Us

Alpine Lakes Ranch is a private mountain ranch community located approximately 17 miles south of Pagosa Springs, Colorado.

The Ranch spans thousands of acres of high-country terrain and is divided into large parcels, typically 35 acres or more, offering residents privacy, open space, and a quiet rural lifestyle.

What We Do

Our community includes full-time residents, part-time owners, families, and retirees who share an appreciation for wide-open land, natural beauty, and respectful neighborly living.

The POA manages 8,600 acres of diverse high-desert terrain and vital infrastructure. We maintain renewable water resources from National Forest watersheds, ensuring sustainable home use and irrigation for our members.

We also secure private forest access and oversee grazing leases.

 

These efforts maintain the Ranch’s unique agricultural status, providing essential tax advantages while preserving the open spaces and mountain beauty that define our community.

Alpine Lakes Ranch is a unique community where large parcels, open landscapes, and natural wildlife corridors create a quiet ranch lifestyle for all property owners. To help preserve this character and protect property values, all new construction and structural improvements must receive prior approval from the ALRPOA Board of Directors or its designated committee.

The architectural review process ensures that structures are properly located, meet setback requirements, and align with the ranch’s governing rules and regulations.

Who We Are

The Alpine Lakes Ranch Property Owners Association (ALRPOA) exists to protect and manage the shared interests of property owners within the Ranch. The POA is governed by an elected Board of Directors and operates in accordance with its governing documents and Colorado law.

What the POA Does

The POA is responsible for overseeing shared infrastructure and community-wide matters, including:

​⦿ Maintenance of Ranch roads and access routes.

 

​⦿ Oversight of shared water resources.

 

​⦿ Coordination with local agencies on safety and emergency access.

 

​⦿ Enforcement of community covenants and standards.

​

​⦿ Fiscal stewardship of association funds.

Most services, payments, documents, and requests are managed through the secure Owner Portal.
