Alpine Lakes Ranch is located in beautiful Southwest Colorado approximately 17 miles South of Pagosa Springs.

Alpine Lakes Ranch is a private mountain ranch community located south of Pagosa Springs, Colorado. With large-acreage properties, expansive open space, and a shared respect for the land, the Ranch offers residents a unique balance of independence, privacy, and community.

We manage vital water rights, maintain private forest access, and preserve the agricultural status that defines our mountain lifestyle.

Alpine Lakes Ranch consists of 8,600 acres in Southwest Colorado. The POA maintains renewable water resources and manages private forest access. By leasing land for cattle grazing, we preserve the agricultural status and tax advantages that benefit all our property owners.

Safety and Emergency Contacts

This guide provides Alpine Lakes Ranch Property Owners with clear direction on who to contact, when to contact them, and how to do so. ALRPOA uses Condo Control as the primary system for owner communications, service requests, and document access.

ALRPOA Board & Committee Contacts

Owners should not contact contractors or vendors directly unless explicitly directed by the Board.

Emergencies:

Call 911 first. ALRPOA is not an emergency response organization.

Emergency vs Non‑Emergency

Water & Utilities:

Alpine Lakes Ranch Water Company (WATCO): Contact WATCO directly for water service, operations, and billing. WATCO is a separate entity from ALRPOA.

What Not To Do:

Do not contact POA contractors directly. Do not post issues on social media expecting resolution. Do not bypass Condo Control for official requests.
